Sell a Teardown Lot in Houston: Compare Land and House Value
Is my old house inside the Loop in Houston worth more as a teardown lot than as a house?
Your old Houston house may be worth more to a land buyer when the site supports a feasible new project. Compare what you would keep from a current lot offer with what you would keep from selling the existing house. HCAD's land value is a reference, not an offer.

What this means for you
Is my old house inside the Loop worth more as a teardown lot?
It may be, but the answer comes from offers and the property's actual constraints. A low HCAD building value does not prove that demolition gives you the best sale. HCAD estimates land and improvement values through its appraisal methods; those estimates are not a buyer's commitment (HCAD valuation method, read 2026-10-17).
Compare a written lot offer with a supported estimate for selling the existing house. For each route, ask what you would receive after the costs and payoffs that apply to you, when you would receive it, and what could prevent closing. If you are considering repairs, get a written scope and estimate before counting on a higher price. Ask a listing agent for comparable sales and the title company for a proceeds estimate based on the actual terms.
A lot's development potential needs separate review. Check the subdivision, recorded restrictions, City designations, flood and access before assuming a buyer can split it or build townhomes. A ZIP median cannot answer those property-level questions.
Compare the sale routes before choosing
| Route | Information to get before comparing it |
|---|---|
| Sell the existing house as it stands | A current offer or supported listing estimate, condition assumptions, closing costs, payoffs and likely timing |
| Sell for redevelopment | A current lot offer, the buyer's property-review conditions, who handles demolition, costs, payoffs and closing timing |
| Repair before selling | A written repair scope and estimate, evidence for the expected sale price, costs while you hold it and a backup if the price or timing changes |
The highest headline price may leave you with less money or require more cash before closing. Use the same property and dated assumptions in each comparison. No sale route automatically wins.
Before you talk to anyone, check three things: whether a City minimum-lot-size designation covers your block, whether your lot is in a historic district, and what your deed says. This page tells you where to look. Then send us the address and we put the same public facts beside your lot.
If your lot is restricted, it is not a dead end. It is a different buyer at a different price, often someone who renovates the house. We work with those buyers too.
HCAD land value by area
HCAD appraises land for tax. The figures below are the median land value per square foot for single-family, half-duplex, two-family and vacant-lot accounts on lots of 1,000 to 50,000 square feet in each ZIP code. The middle half of parcels fall between the 25th and 75th percentile shown. Every line is from the 2026 certified roll (HCAD 2026 roll, read 2026-10-13).
- 77005 Southampton, West University Place edge, Rice: median $150.0, middle half $128.0 to $160.0, 7,580 parcels (HCAD 2026 roll, read 2026-10-13)
- 77019 River Oaks fringe, Montrose west, Hyde Park: median $110.0, middle half $95.0 to $130.3, 5,488 parcels (HCAD 2026 roll, read 2026-10-13)
- 77098 Upper Kirby, Southampton north, Cherryhurst west: median $108.8, middle half $100.0 to $120.0, 2,543 parcels (HCAD 2026 roll, read 2026-10-13)
- 77006 Montrose, Hyde Park, Cherryhurst: median $100.0, middle half $95.0 to $110.0, 4,993 parcels (HCAD 2026 roll, read 2026-10-13)

- 77024 Memorial, Memorial Villages, south Spring Branch: median $69.0, middle half $58.5 to $76.3, 8,994 parcels (HCAD 2026 roll, read 2026-10-13)
- 77401 Bellaire: median $61.7, middle half $52.4 to $72.0, 6,069 parcels (HCAD 2026 roll, read 2026-10-13)
- 77055 Spring Branch: median $55.0, middle half $36.1 to $69.4, 10,293 parcels (HCAD 2026 roll, read 2026-10-13)
- 77018 Garden Oaks, Oak Forest, Independence Heights, Shepherd Park: median $50.6, middle half $40.0 to $57.8, 12,098 parcels (HCAD 2026 roll, read 2026-10-13)
- 77009 Sunset Heights, Woodland Heights, Lindale, Brooke Smith: median $45.3, middle half $36.7 to $75.0, 12,978 parcels (HCAD 2026 roll, read 2026-10-13)
- 77080 west Spring Branch: median $24.0, middle half $18.1 to $45.0, 10,063 parcels (HCAD 2026 roll, read 2026-10-13)
A ZIP code is a rough guide. Land value is set by HCAD neighborhood code, and restrictions are set by subdivision, so two lots in one ZIP can sit far apart. The neighborhood pages listed below show the codes for eight subdivisions.
An appraisal is not a price
The gap between appraisal and price runs both ways. Asking prices in some areas sit above HCAD. A vacant 5,000 square foot Montrose lot was listed at $585,000, which is $117 per square foot asked (Zillow listing, 2026-08-07). A 4,970 square foot Hyde Park lot was listed at $725,000, which is $145.88 per square foot asked (Compass listing, 2026-06-11). The HCAD medians are $100.0 in 77006 and $110.0 in 77019 (HCAD 2026 roll, read 2026-10-13).
These are dated asking-price examples, not current offers, verified closed comparables or prices paid for your lot. Use HCAD as a reference and obtain property-specific sale evidence before making a price decision.
What restricts a lot
Three kinds of rule decide whether a builder can put two townhomes on a lot, or must treat it as a house to renovate. We name the source for each so you can check your own lot. We do not read the law for you.
City minimum lot size. The City of Houston lets neighbors designate a block or area with a Special Minimum Lot Size. The City says this prevents lots from being divided below a set size, which in most cases prevents redevelopment into townhomes (City of Houston Planning brochure, read 2026-10-14). The City's layer listed 636 of these designations in force (City of Houston Planning layers, read 2026-10-13). Each has an approval period and can be renewed or allowed to lapse. To check your lot, search your address in the City's map, linked from the Planning Department's Minimum Lot Size page.
Historic districts. The City designates historic districts and landmarks. Its Office of Preservation reviews a certificate of appropriateness for new construction, demolition or alterations to historic structures, and the City's page says one is required to relocate or demolish a landmark or a structure within a historic district (City of Houston Office of Preservation, read 2026-10-14). The City defines a contributing structure as one that reinforces the historic significance of its district (City of Houston, Plan a Project, read 2026-10-14). To check, use the City's historic district map and call the Office of Preservation before you plan anything.
Deed restrictions. These are private rules recorded against a lot or subdivision. They are separate from City rules. They can limit a lot to one house, set a minimum lot size or bar townhomes. They differ by subdivision and by section, and in some subdivisions they apply lot by lot (deed research, 2026-10-14). To check, ask your title company for the recorded restrictions or search the Harris County Clerk's real property records. A listing that says "no known restrictions" is not a title review.
West University Place and Bellaire are separate cities with their own zoning. Ask the city.
What a builder checks before buying
A builder buys a lot only after a list of checks. In plain words, the list is (builder due-diligence research, 2026-10-13):
- Lot shape and size. Frontage, depth, and whether the lot can hold two units or must hold one large house. A lot is not automatically divisible. Splitting one needs a replat, and a deed restriction or a minimum-lot-size block can bar it.
- Deed restrictions. Pulled from the recorded documents, not from the listing.
- City layers. Minimum lot size, building line and historic status.
- Flood and drainage. The FEMA flood zone, the lot's flood history and where water goes.
- Trees. A large tree can decide where the house fits.
- Utilities and easements. Water and sewer connections, and any easement that shrinks the building area.
- Demolition. Demolition has its own City permit (Houston Permitting Center permits page, read 2026-10-14), plus sewer disconnect and asbestos steps.
- Title. Who owns the lot, any liens, and whether an estate or heirs must sign.
- Survey. A current survey governs the lot lines.
- What finished homes sell for nearby. The builder works backward from that to a price for the land.
The two ways to sell to a builder through us
We buy it. HTX Sell My House makes you an offer and closes the purchase with you. We deal with any builder or renovator afterwards.
We take it to the builders for you. One builder gives you one number. We bring your lot to the builders buying in this subdivision, you take the best offer, and you sign one contract, once. You see the buyer's name in writing before you sign.
You can also list the lot with an agent or sell to another buyer. If that nets you more, we tell you so.
Neighborhoods we cover
Each page shows the HCAD land value by neighborhood code, the City and deed state, and the streets the data lists. The median land value is across the subdivision's parcels that fit the builder pattern above (HCAD 2026 roll, read 2026-10-13).

Questions people ask
What is my Houston lot worth?
Start with the HCAD median for your ZIP code, which runs from $24 to $150 per square foot inside our twelve ZIP codes (HCAD 2026 roll, read 2026-10-13). Then adjust for your lot's width, depth, restrictions, historic status and flood. HCAD's figure is an appraisal, not an offer. Send us the address and we put the public facts for your lot beside the ZIP median.
What is the land worth per square foot in Houston Heights, Montrose and Hyde Park?
HCAD's 2026 medians are $73.1 in 77008 (Houston Heights), $100.0 in 77006 (Montrose, Hyde Park, Cherryhurst) and $110.0 in 77019 (HCAD 2026 roll, read 2026-10-13). A median is the middle value, and your lot can sit well above or below it.
Is HCAD's land value what a Houston builder pays?
No. HCAD estimates land and improvement values for appraisal purposes. A builder's written offer depends on the actual property and the proposed project. Neither a ZIP median nor HCAD's building-to-land ratio establishes what a buyer will pay (HCAD valuation method, read 2026-10-17).
Can a builder split my Houston lot or build townhomes on it?
Lot size alone does not answer it. Check the proposed layout against the actual recorded restrictions, City lot-size and building-line designations, historic status and other property requirements. The City's current program page says future lots cannot be created below an approved special minimum lot size; it does not approve your project's unit count (City of Houston Planning program, read 2026-10-17). Start with the City's map and the recorded documents, then ask the relevant professionals to review the intended project.
What is a Special Minimum Lot Size in Houston?
It is a City of Houston designation that neighbors can request for a block or area. The City says it prevents lots from being divided below a set size (City of Houston Planning brochure, read 2026-10-14). The City's layer listed 636 in force (City of Houston Planning layers, read 2026-10-13).
How do I find out whether my Houston lot has deed restrictions?
Ask your title company for the recorded restrictions, or search the Harris County Clerk's real property records (Harris County Clerk, public records, read 2026-10-14). A listing that says "no known restrictions" is not a title review.
Does a historic district stop a teardown in Houston?
The City requires a certificate of appropriateness to relocate or demolish a landmark or a structure within a historic district (City of Houston Office of Preservation, read 2026-10-14). Whether it is approved is the City's decision. Call the Office of Preservation. A historic house often sells to someone who renovates it.
How do I know if my house is in a Houston historic district?
Use the City's historic district map, then call the Office of Preservation before you plan anything. The City listed 23 historic districts, 305 landmarks and 213 protected landmarks as of January 2026 (City of Houston Office of Preservation, read 2026-10-13).
What do builders check before they buy a Houston lot?
Lot shape and size, deed restrictions, City layers, flood and drainage, trees, utilities and easements, demolition steps, title, a current survey, and what finished homes sell for nearby (builder due-diligence research, 2026-10-13). A deed restriction or a minimum-lot-size block can bar a lot split.
Do I have to clear or repair the house before a builder will buy?
No repair is needed to get a number from HTX Sell My House. Builders who want the land price the house differently from a buyer who will live in it. Tell us the condition and we say whether a buyer will take the lot as it stands.
Who buys a restricted lot in Houston?
Usually a buyer who will renovate the house or build one house on the lot. The price is different from a townhome lot's price. Read your neighborhood page for what the data says about your subdivision.
